James Coulman
My name is James Coulman and I operate the Aspray Leeds & York territory. I have been helping policyholders manage their property insurance claims for the last few years, and during that time I have helped some of my clients through some of the most challenging times in their lives.
I pride myself on my determination and my never give up attitude, which ensures that no matter what obstacles are put in front of me, I am able to negotiate a fair settlement with the insurance company for my clients and ensure they receive the settlement to which they are entitled.
I have been involved in property renovation and refurbishment for over 10 years and have vast experience in assessing building damage. I spend the majority of my spare time repairing and renovating properties in need of TLC (much to my wife’s annoyance), which gives me an excellent understanding of the individual construction of my client’s property, and how to put them back together following an insurable incident.
Prior to joining Aspray, I gained Bachelor’s and Master’s Degrees in Engineering with the University of Birmingham and the Open University respectively. Following my studies, I joined the Royal Air Force as an Engineering Officer, spending 6 years of my life developing my leadership and project management skills.
I often operate in Leeds City Centre, specialising in helping the owners of apartments in some of Leeds most prestigious developments, managing customers claims as a consequence of major escapes of water within their properties. I also manage many other types of insurance claims, including; Fire, Flood, Storm and damage sustained through Impact.
Michael Coulman
Michael Coulman, as the Project Manager of Aspray Leeds & York has a wealth of experience as a loss assessor, in claims handling, and more broadly within property management and development.
Educated as an engineer and in management accountancy, Michael has built a successful career working as a project manager and consultant for some of Europe’s largest engineering companies delivering successful infrastructure programmes. Michael has also always had a passion for property development and has been instrumental in building a successful property development business which has serviced a varied number of clients throughout the industry, from residential homeowners to commercial developers, over the past five years.
The experience gained over this period has been invaluable, when supporting clients and successfully managing buildings insurance claims on their behalf. Michael has also engaged with insurance representatives to negotiate effective settlements, in addition to managing local vetted contractors working to achieve the highest standards of work in the properties of each of his clients.
Michael is particularly personable and takes pride in building relationships with all of his clients, striving to achieve a service level above expectations to support his clients through every step of an insurance claim. Michael takes pride in the relationships he has developed throughout the local area which enables him to better service each of his clients needs, from an effective network of local contractors and tradesman, to knowledge of the area, which is invaluable when managing certain aspects of property damage and claims handling. This experience, alongside an in-depth knowledge of claims management and the wider insurance industry helps provide particular assurance to policyholders, that they will receive a fair settlement from their insurer when the unthinkable occurs.
Water
Water damage is one of the most common causes of residential or commercial buildings insurance claims. A leaky or frozen pipe can sometimes lead to extensive, and sometimes expensive, damage to your property and its contents.
If you experience water damage, Aspray could help by negotiating with your insurance company or their loss adjuster, drying out your property if necessary and instructing vetted contractors to complete reinstatement works.
Fire
Suffering a fire in your residential or commercial property can be destressing and the damage caused can, in some cases, be catastrophic. Aspray could help restore your home or business to its pre-loss condition, providing a helping hand when you may need it most.
Where applicable, if your residential property is damaged an Aspray loss assessor will arrange temporary accommodation for yourself and your family should you be unable to remain in your property while repairs are carried out.
Storm
Adverse weather conditions are out of your control and a severe storm can cause damage to various aspects of your residential or commercial property. High winds, heavy rain, hail and snow can all potentially cause harmful effects to your home or business, from broken roof tiles to an uprooted tree landing on your house or business.
Damage caused by a storm can take many forms however, our project managers are experienced at reinstating properties that have been affected by extreme weather conditions.
Flood
Extreme floods have been prominent across the UK over the past few years, with home and business owners suffering extensive damage, leaving them without a habitable property for extended periods of time.
If your property has been flooded, Aspray (Leeds & York) could, were applicable, arrange temporary accommodation and begin organising the cleaning and stripping of fixtures, fittings and furnishings that have been damaged because of the flood.
Impact
Predominately caused by a vehicle colliding with your residential or commercial property or boundary, the physical damage of impact can be big enough and Aspray (Leeds & York) understand that the emotional impact could be even greater. The property owner can usually recover the cost of the damage under their own policy and then your insurances can often pursue a recovery of costs against the offending motorist.
Our most frequently asked question - What is the difference between a Loss Assessor and a Loss Adjuster?
A loss assessor works in the best interests of the policyholder. Sometimes known as a public loss adjuster, a loss assessor manages property damage insurance claims on behalf of the policyholder, working towards achieving a fair settlement from the insurance company.
In 2005, it became a legal requirement for all loss assessors to be regulated by the Financial Conduct Authority (FCA) to ensure that insurance claim management meets specific standards. Aspray Ltd is authorised and regulated by the Financial Conduct Authority and can be found on the FCA Register.
An Aspray loss assessor goes beyond simply negotiating and agreeing your claim with the insurer, they also project manage all repair works, reinstating your property to its pre-loss condition as swiftly as possible.
A loss adjuster is appointed on behalf of the insurance company. When instructed by an insurance company, a loss adjuster will assess the damage to your property and, if they deem the damage liable under your insurance policy, will work with your insurance company to provide settlement figure. Loss adjusters are often appointed when the claim is of a significant size and will visit your property to determine the cause of damage.
Any loss adjuster appointed will be paid directly by your insurance provider, therefore, many claimants worry that they may not receive an impartial assessment. This is where a claimant may decide to appoint a loss assessor who will aim look after their interests.
