The property had belonged to the client’s late father and had remained unoccupied for a year while probate was being completed.
During a period of cold weather, a pipe located in the loft froze and subsequently burst. As the property was vacant, the escape of water continued for an extended period before being identified. Water flowed from the loft through the first floor ceilings, causing sections to collapse and allowing insulation materials to fall into the rooms below. It then penetrated further into the structure, reaching the ground floor and affecting multiple areas throughout the property.
The kitchen, living areas, hallways and bathrooms were all impacted, with the kitchen sustaining particularly severe damage. A substantial volume of water became trapped within the building fabric, compounding the issue and increasing the scope of works required. By the time the situation was discovered, the property had sustained extensive and widespread internal damage.
This case presented a number of challenges beyond the immediate damage. The property was already in a condition that required updating, and the extent of the water damage meant that reinstatement would effectively involve a full internal refurbishment. At the same time, the client was managing the complexities of a probate estate, adding both emotional and administrative pressure to an already difficult situation.
Aspray was instructed to take full responsibility for managing both the insurance claim and the reinstatement process, removing the technical and administrative burden from the client.
Alongside the claims process, Aspray coordinated the reinstatement works from start to finish. This included appointing and managing contractors, overseeing progress on site, and ensuring that all work was completed to a high standard. Throughout the process, the client was supported and kept informed, without needing to manage the day-to-day complexities themselves.
The reinstatement works meant a comprehensive refurbishment of the property was needed. Structural drying was carried out before the replacement of all damaged elements and finishes.
A new heating system was installed, alongside the removal of the existing loft water tank and replacement of insulation. New ceilings and internal finishes were fitted throughout the property, restoring the structure and appearance of each room. The bathrooms were fully refurbished, including the addition of a new ensuite to the master bedroom, while the kitchen was completely replaced.
New flooring was installed across the property, including wood flooring in the lounge and dining areas, tiled flooring throughout the hallway and ground floor spaces, and carpets to the stairs, landing and bedrooms.
While the majority of the reinstatement works were covered under the insurance settlement, the client chose to contribute towards certain elements where upgrades represented an improvement on the original specification, allowing the property to be brought up to a higher standard overall.
Following completion of the works, the property returned to the market in a significantly improved condition. Rather than simply repairing the damage, the reinstatement process enhanced the overall presentation and appeal of the property.
This resulted in strong interest from prospective buyers and a quick sale once the property was listed. What began as a serious incident involving extensive water damage was ultimately resolved through effective claims management and high-quality reinstatement.
