Restoring your home after flood damage
Getting a property back to its pre-loss condition after a flood can take time. The drying process is often one of the most important stages, and it needs to be planned around the type of property, the materials affected, and the level of moisture present.
Your Aspray Loss Assessor can help arrange the right drying process for the property and manage the insurance claim on your behalf. This may include specialist drying, strip-out works, moisture monitoring, reinstatement works, and communication with your insurer.
If the property cannot be lived in or used safely, your policy may include cover for alternative accommodation, loss of rent, business interruption, or other related costs. Where cover applies, Aspray can help support these parts of the claim.
You can also find out if your home is at risk of flooding and sign up for flood warnings using the government website, here
If it is not handled correctly, flood damage can impact the structure of your property. Aspray work with experienced flood restoration companies who handle various aspects of the property repair.
Starting the drying process as swiftly as possible is paramount when dealing with a flood situation. Flood water usually holds dangerous bacteria and if left untreated aids the growth of mould.

Flood damage FAQs
What is the difference between flood damage and escape of water?
Floods are defined slightly differently from insurer to insurer; however, usually they are described as damage caused by water entering the property externally at ground level, typically from abnormal weather conditions. This could be from flash flooding or a river breaking its banks.
Escape of water refers to water that leaks or escapes from a fixed water system inside your home. This includes pipes, central heating systems, water tanks, and appliances such as washing machines and dishwashers.
The cause matters because insurers may treat these as different claim types. Aspray can help review your policy, assess the damage, gather the right evidence, and liaise with your insurer.
I need to make a flood damage claim. What should I do?
Contact your insurer to notify them of the damage, then contact Aspray as soon as possible. You can also speak to Aspray first if you are unsure how to begin.
Your Loss Assessor can help you understand what information you need, assess the damage, prepare the claim, and guide the process from the first inspection through to completed reinstatement works.

How much does Aspray cost?
Aspray’s loss assessing service is free to the policyholder, provided you appoint Aspray to carry out the approved reinstatement works using our vetted contractors.
You will still need to pay any policy excess. If you are VAT registered, you may also be responsible for paying VAT on the settlement, which you may then be able to reclaim from HMRC.
Do I still need to pay my excess if I appoint Aspray?
Yes. The excess stated in your policy still applies.
Your excess is the amount you agree to pay towards the claim before your insurer contributes. The amount should be shown in your policy schedule. Once the final settlement has been agreed with your insurer, your Aspray Loss Assessor will arrange collection of the excess payment.
Who can Aspray assist with flood damage claims?
Aspray can assist property owners making a claim under their buildings insurance policy. This includes homeowners, landlords, and business owners.
If your property has suffered flood damage and you want help managing the claim, call Aspray on 0800 077 6705. Your local Loss Assessor can inspect the damage, help validate the claim, and liaise with your insurer.
