If landlord-owned contents are damaged as part of the incident, your Aspray Loss Assessor may be able to include these items within the claim, subject to your policy cover.

Help, my tenants have reported property damage. What should I do?
If you have damage to your property, try to stop the damage getting worse if it is safe to do so. For example, turn off the water after a leak or arrange emergency help if the property is unsafe. Take photos or videos of the damage, keep any damaged items where possible, and make a note of what happened.
You should notify your insurer promptly, as most policies require this. You can also contact Aspray straight away, either before or at the same time as speaking to your insurer, so we can guide you through the next steps and help manage the claim.
What does Aspray’s service cost?
There is no charge for Aspray’s loss assessing service, provided you appoint Aspray to carry out the approved reinstatement works using our vetted contractors. You will still need to pay any policy excess, and VAT may apply depending on your circumstances.
Do I need Aspray if my insurer has appointed a loss adjuster?
An insurer’s loss adjuster acts on behalf of the insurance company. Aspray acts on behalf of you, the policyholder. We assess the damage, prepare the claim, negotiate with your insurer, and manage the reinstatement works once agreed.
Why use Aspray to help with my insurance claim?
A property insurance claim can be stressful, time-consuming, and difficult to manage alone. Aspray can assess the damage, prepare the scope of works, deal with the insurer and loss adjuster, and organise vetted contractors to complete the approved reinstatement works. Can Aspray help if my tenants are still living in the property?
Yes. If it is safe and practical for tenants to remain in the property, Aspray can help plan the reinstatement works with this in mind. If the property is uninhabitable, we can help review whether your policy includes alternative accommodation or loss of rent cover.
Can I use Aspray if I live far away from the property?
Yes. Aspray can support landlords who live away from their rental property, including overseas landlords with UK properties. Your local Loss Assessor can assess the damage, liaise with your insurer, and manage the approved repairs.
Does Aspray manage the repairs and contractors?
Yes. If you appoint Aspray, we can manage the reinstatement works using our vetted contractor network. This means you have one point of contact for the claim and repair process.
